If the owner of a detached house or a holiday home changes, the electricity connection usually also changes ownership. An electricity connection is movable property, which is not automatically transferred to the new owner of a real estate. The easiest way to take care of a change of ownership is to enter it in the real estate deed of sale or in a separate document related to the change.

The new owner of the connection should notify Caruna of the change of ownership because we do not receive automatic notice of sales or deeds of transfer. Make the notification as soon as possible after a real estate transfer using a convenient form. Remember to also conclude an electricity contract with your selected electricity supplier.

Electricity connection means the plot's rights to electricity use and the plot's physical electricity network, which connects the property to the network of the local electricity distributor. If you are not making changes to the electricity connection, but instead want to make changes to the property's electricity contracts, please contact your electricity seller.

Take care of the change of ownership by entering it in the deed of sale or another transfer document

When real estate is transferred to a new owner, the transfer of the electricity connection to the new owner and the terms and conditions of the transfer must be specified in the document relating to the change, such as the deed of sale or deed of estate distribution.

Conclude an electricity contract with an electricity supplier

Make an electricity sale contract with your selected electricity supplier to ensure that electricity is supplied to the new real estate. One way to compare electricity suppliers is to use the Energy Authority's online service at sahkonhinta.fi.

Notify Caruna of the change of ownership

We will send you a contract confirmation by post concerning the change of ownership of the connection. The confirmation states the connection details and the time of the transfer.

On the form, you confirm that you are the rightful owner of the electricity connection. If necessary, you must verify the transfer of the electricity connection to your ownership by producing a deed of sale or another document. If it later transpires that the electricity connection is owned by another person, the transfer of the electricity connection to you will be cancelled, and the actual owner will have the electricity connection.

The invoices have always arrived. How can the connection be owned by a different person?

An electricity contract and the ownership of an electricity connection are two different things. When you make an electricity contract with your chosen electricity supplier, an electricity network contract is made automatically with Caruna. The electricity supplier invoices you for the sale of electricity, and Caruna invoices you for electricity distribution, also known as the network service. 

An electricity connection is movable property, which is not automatically transferred when real estate is sold and which is not subject to continuous invoicing as for consumption. The new owner of the electricity connection should notify the electricity distribution company of the change of ownership, as we do not receive details about the sale automatically. The owner of the electricity connection is entitled to receive details about the electricity connection and to make changes to the connection, such as upgrading the capacity. 

Do I need to provide Caruna with a change document, such as a deed of sale or deed of estate inventory?

You can affirm the accuracy of the owner(s) of the connection by completing the change of ownership form. There must be written documentation of the transfer of the connection, and if we ask for it, the customer must be able to send it to us. If the electricity connection is transferred into the ownership of a death estate, a copy of the deed of estate inventory or other documentation of the change of ownership should be attached to the change of ownership form.

Company

If the electricity connection is transferred to a company, a copy of the deed of sale or other documentation of the change of ownership must be attached to the change of ownership form. 

Can you tell me who owns a connection according to your records?

Unfortunately, we cannot disclose customer or contract details to a third party. The customer is responsible for investigating the ownership of a connection and preparing the necessary documentation.

We moved to a semi-detached house. Should we have joint ownership of the connection with our neighbour?

Check what is stated in the deed of sale or change document concerning the transfer of the electricity connection and moveable property. The ownership of a connection is always case-specific. An electricity connection may be owned by a single party, the owners of both homes, or a limited liability housing company. The change of ownership form can be used to report the personal details of all the owners or the details of the limited liability housing company.
